With Austin’s hot, humid climate, it’s no surprise mold can find its way into even the best-kept spaces. This can stem from a variety of causes, including:

  • Excessive Humidity: Mold grows quickly in spaces with humidity levels over 60%, which is common in areas with poor ventilation such as bathrooms or kitchens.
  • Leaks: Leaking pipes, unsealed windows, or roof damage can introduce moisture into a building, creating an ideal environment for mold.
  • Condensation: Insufficient insulation or drastic temperature changes can cause condensation on windows and walls, leading to mold growth if left unchecked.
  • Poor Ventilation: Without proper airflow, moisture can accumulate in areas like laundry rooms or bathrooms, promoting mold growth.

How Mold Developed at Rambler ATX in October 2023

At Rambler ATX, we take full responsibility for ensuring a comfortable, well-maintained environment for our residents. In October 2023, heavy rain exposed issues with the waterproofing on the seventh-floor terraces on the building’s east side. This led to water seeping into the ceilings of some units, creating hidden moisture that allowed mold to grow undetected in enclosed spaces.

After the rain event brought the issue to light, Rambler management acted immediately to repair the water intrusion and thoroughly assess all impacted areas. We brought in a licensed third-party remediation team to perform an inspection and implement a rigorous remediation plan, in accordance with State of Texas regulations, to fully resolve the issue and safeguard against future occurrences. 

How Rambler ATX Solved the Problem

Rambler ATX partnered with WOW Total Restoration to follow a detailed mold remediation protocol, prioritizing the health and comfort of its residents. The comprehensive steps taken in October 2023 included:

  • Mold Testing: If mold was found in a unit, test specimens were collected, and a specific protocol for mold removal was developed.
  • Containment and Removal: A containment system was set up to prevent mold spores from spreading. The mold was then removed, and the contained area was thoroughly cleaned.
  • Retesting: After the cleaning, the area was retested. If the test passed, the restoration process began, which involved rebuilding the affected space and restoring it to its original condition.
  • Extensive Water Testing: To ensure the replaced waterproofing membrane was undamaged, a 24-hour water test was conducted on each affected area. Once passed, we proceeded with pouring a new concrete deck. Additionally, a waterproofing professional reviewed the membranes and performed tests to ensure compliance with manufacturer recommendations.
  • Building Consultant Review: A building consultant specializing in mold prevention conducted a thorough inspection of each unit, confirming that no affected areas were overlooked.
  • Final Testing by Management: Before residents returned to the affected units, the Rambler management team performed sight, touch, and air quality tests to verify that each space was fully remediated.

As of December 2023, these units were fully restored, and quarterly inspections are now in place to monitor for any early signs of mold, helping to prevent future issues.
